What are the challenges in the field of real estate in Switzerland in 2021, in terms of digitalisation, energy transition and differentiation, among others?

The Swiss Property Management Lab initiative by companies Tayo Software, Signa-Terre, Bechtle Suisse and Noveo Conseil, has investigated for you. Discover the points of view of sixty-six Swiss real estate professionals on the challenges in the Digital, Sustainability and Differentiation areas. Our study was able to identify the major topics based on which property managers and property owners in French-speaking and German-speaking Switzerland set their priorities.​

Digitalisation: the attraction of the cloud is undeniable

Our study also shows a growing concern in terms of building energy retrofitting and response to environmental, social and governance (ESG) requirements. Indeed, the search for solutions aimed at sustainability and at maintaining and enhancing real estate assets is becoming a critical subject, while its importance is perceived unequally by the public authorities, notably depending on their size. On the other hand, the property owners questioned, whether institutional or private, attach great importance to the implementation of a reliable response to these expectations.

The upcoming sustainable real estate

For example, most study respondents, whether estate agencies or institutional or private owners, stated that digitalisation and the automation of data entry represent a major issue. Indeed, 79% of estate agents said that having good interfaces to facilitate interaction has become essential. Furthermore, the cloud is becoming the dominant model in the agencies: most of them have already migrated to this type of infrastructure or have started thinking about it. In order to do this, the majority are relying on external companies for the management of their IT infrastructure.

Property owners anticipate the Confederation's energy policy, estate agencies remain on the lookout

86% of property owners surveyed say that adopting tools to monitor the Confederation's energy policy (2030-2050 strategy) is one of their priorities. Most of them already have tools to assess the CO2 emissions of their real estate portfolios. At the same time, only 30% of real estate agencies have made it one of their main priorities.
